Navigating UK building guidelines can be complicated. Here is what you need to know before installing a new roof or making structural repairs in Devon and Cornwall.

Do I Need Planning Permission?

Most re-roofing projects and minor repairs fall under "Permitted Development". This means you generally do not need to apply for planning permission, provided:

  • The roofing materials are of a similar appearance to those existing.
  • The roof shape or height is not altered significantly (no higher than the highest part of the existing roof).
  • Any rooflight or Velux window does not project more than 150mm from the roof plane.

Conservation & Listed Buildings

If you live in a conservation area (such as parts of Tavistock, Dartmouth, Totnes, or historic areas in Plymouth), or if your home is a Grade I or II Listed building, rules are much stricter.

You will likely need Listed Building Consent or Planning Permission to change slate to concrete tiles, or alter the traditional roofline. We specialise in preserving period details with natural slate and traditional leadwork.

Building Regulations approval is almost always required when replacing more than 50% of an existing roof.

  • Thermal Insulation: You must upgrade your roof insulation to meet current L1B regulations unless it is not technically or economically viable.
